SUBJECT:     Report of the actions of the Modifications Hearing for Monday, July 23, 2007

 

 

Item 1:             Lot Line Adjustment No. 2007-009 (PA2007-125)

519 and 523 Aliso Avenue

 

                        Request for a lot line adjustment to merge two existing lots into a single parcel. Also included in the application is a request to waive the requirements to file a parcel map per Title 19 of the Newport Beach Municipal code (Section 19.68.060D). The property is located in the R-1 District.

Item 2:             Modification No. 2007-049 (PA2007-110)

1903 East Bay Avenue

 

                        Request for a modification permit to exceed the 3 foot height limit allowed in front yards adjacent to Newport Bay. Portions of existing 5-foot high wood and 5-foot high wrought iron fencing located along the side property lines in the abandoned right-of-way to the existing seawall will be replaced by 5-foot high tempered glass walls, a tempered glass gate and related guardrail and a non-climbable planter wall. The proposed improvements are for Building Code required pool protection purposes. The property is located in the R-1 District.

Item 3:             Modification No. 2007-051 (PA2007-116)

332 Catalina Drive

 

                        Request for a modification permit to exceed the 3-foot height limit for a combination porch/guardrail, stairs, and combination retaining wall/fence allowed in a required front yard setback. The proposed will be constructed to a maximum height of 6 feet measured from natural grade. Also, the Zoning Administrator approved the request to allow encroachment into the required 10-foot front yard setback of the proposed porch/guardrail and stairs a maximum 9 feet 3 inches, and the combination retaining wall/fence adjacent to the southerly side property line a maximum 10 feet. Additionally, the request includes a proposed 2-foot 6-inch encroachment into the required 4-foot side yard setbacks below grade temporary/permanent shoring and eleven (11) below grade caissons a maximum 6 inches. The property is located in the R-2 District.

Item 4:             Modification No. 2006-027 (PA2006-052)

463 Serra Drive

 

                        Request for a modification permit for an addition and alteration to an existing, single-family dwelling with a portion that will encroach up to 5-feet 3-inches into the required 15-foot front yard setback adjacent to Serra Drive. The proposed encroachment includes a corner of the new, subterranean, two-car garage and roof deck above. The property is located in the R-1-B District.

Item 5:             Modification No. 2007-053 (PA2007-124)

339 Milford Drive

 

                        Request for a modification permit to allow the retention and construction of a block wall and five pilasters constructed to a maximum height of 9 feet that will be located within the required 20 foot front yard setback adjacent to the East Coast Highway property line. The Zoning Code limits the heights of fences and wall within the front yard setback to a maximum of 3 feet. The application also includes a request to allow the retention and addition of a hedge that ranges in height from 6 feet to 12 feet tall also to be located within the 20 foot front yard setback. The property is located in the R-1-B District.
