9 Via Brezza

 

Request to combine a lot and a portion of an adjacent lot into a single parcel of land for single-family development. The property is located in the PC (Newport Coast Planned Community) District.

Item 2:             Parcel Map No. NP2007-032 (PA2007-236)

608 Narcissus Avenue

 

Request to approve a Tentative Parcel Map application for condominium purposes. The property is currently occupied by a single-family residence that will be demolished and replaced by a two-unit condominium project. Each unit will be provided the Zoning Code required two-car parking. No exceptions to the development standards of Title 19 are proposed with this project. The property is located in the R-2 District.

Item 3:             Condominium Conversion No. CC2007-004 and Parcel Map No. NP2007-026 (PA2007-190)

505 and 505 ˝ Carnation Avenue

 

Request to convert an existing duplex into a two-unit condominium project. No waivers of Title 19 development standards are proposed with this application. The code required two-car parking per unit will be provided. In addition, a Tentative Parcel Map application has been submitted for two-unit condominium purposes. No exceptions to Title 19 development standards are proposed with this application. The property is located in the R-2 District.

Item 4:             Modification Permit No. MD2007-094 (PA2007-261)

505 and 505 ˝ Carnation Avenue

 

Request to allow the separation of the existing two-car garage into two, single-car garages, one for each unit. The clear interior width of the garages will be 8 feet 6 inches where the Zoning Code requires a minimum 9 feet 3 inches. Both parking spaces will meet the Zoning Code required minimum clear interior depth of 19 feet. The property is located in the R-2 District.

Item 5:             Modification Permit No. MD2007-073 (PA2007-202)

300 Rialto Street

 

Request to permit the remodel and addition of between 25% and 50% of the existing gross square footage of an existing non-conforming single-family dwelling unit. The proposed additional gross square footage conforms to all required setbacks. The existing single-family structure is non-conforming due to a single non-standard size parking space, and the building encroaches into the required front and northeasterly side setbacks. The remodel and addition will result in the expansion of the existing garage creating a two-car garage with clear interior parking space dimensions of 16 feet 9 inches wide by 20-feet ˝-inch deep. The property is located in the R-2 District.

Item 6:             Modification Permit No. MD2007-089 (PA2007-247)

2201 & 2209 Bayside Drive

 

Request to allow the encroachment of shoring, caissons, and foundation for two adjacent, currently vacant, properties that are each proposed to be developed with a single family dwelling. The encroachments for both properties are as follows: caissons and shoring 4 feet 1-foot into the required 4-foot west and east side yard setbacks of 2209 Bayside Drive; caissons and shoring 4 feet 1-foot into the required 4-foot west and east side yard setback of 2201 Bayside Drive; shoring and foundation system that spans both parcels, thus crossing over the shared property line and 4 feet into both required 4-foot side yard setbacks between the subject properties mat slab foundations for both properties 4-feet into the required 4-foot interior side yard setbacks adjacent to the shared property line. The original request to allow property line walls to exceed 6 feet in height in side yards was withdrawn. The property is located in the R-1 District.

Item 7:             Modification Permit No. MD2007-090 (PA2007-248)

2281 Orchard Drive

 

                        Request to permit the construction and encroachment of an entry arbor and two walls that extend past the maximum permitted height limit within the required 20-foot front yard setback. The entry arbor is proposed to encroach a maximum 18 feet 4 inches into the required 20-foot front yard setback with a maximum height of 9 feet measured from natural grade. The proposed walls have a maximum height of 42 inches with 4-inch 6 feet caps on the pilasters and entry gates with an average height of 44 inches (46 inches at its highest point) and encroach into the required 20-foot front yard setback as follows: in the southwest corner the wall extends 18 feet into the required 20-foot front yard setback including a portion that extends along the westerly side property line; in the northeast corner the wall encroaches a maximum 4-feet 2 feet into the required 20-foot front yard setback and acts as a transition between an existing 6-foot tall pilaster and a new 42-inch 3 foot wall tall wall. The property is located in the SP-7 (East Santa Ana Heights Specific Plan) District.

Item 8:             Modification Permit No. MD2007-091 (PA2007-254)

445 Isabella Terrace

 

Request to permit the construction of a retaining wall and related guardrails to exceed the maximum height limit of 6 feet permitted by the Zoning Code within the required rear and side yard setbacks. The retaining wall and related guardrails are proposed to encroach 6 feet into the required 6-foot rear and side yard setbacks. The height of the retaining wall including the related guardrails will range in overall height from 5 feet to a maximum 16 feet measured from natural grade directly below. The property is located in the R-1-B District.
