3239 Broad Street

 

Request to approve a Tentative Parcel Map application for condominium purposes. The property was occupied by a single-family residence that was demolished and replaced by a two-unit condominium project. Each unit will be provided the Zoning Code required two-car parking. No exceptions to the development standards of Title 19 are proposed with this project. The property is located in the R-2 District.

Request to convert an existing duplex into a two-unit condominium project. No waivers of Title 19 development standards are proposed with this application. The code required two-car parking per unit will be provided. In addition, a Tentative Parcel Map application has been submitted for two-unit condominium purposes on each of two adjacent lots. The existing duplex on each lot will be converted to two-unit condominiums. The code required two-car parking per unit will be provided. Item 6:             Modification Permit No. MD2007-053 (PA2007-124)

339 Milford Avenue

 

Request to exceed the 3 foot height limit allowed for fences and walls within the required 20-foot front yard setback with a block wall, five pilasters, screen plantings up to 14 feet tall and a wood fence constructed to a maximum height of 10 feet. The block wall will encroach between 7 feet to a maximum 20 feet into the designated 20-foot front yard setback along East Coast Highway. The wood fence is proposed as an alternative to the block wall within the 25-foot sewer easement aligned with the encroachment of the block wall along East Coast Highway. Also included in the request is to allow the retention of existing trees and screen planting of additional trees that range in height from 6 feet to 14 feet above natural grade. The existing and proposed trees will be located adjacent to the interior face of the proposed block wall and will extend the full length of the side property line within the 20-foot front yard setback adjacent to East Coast Highway. The property is located in the R-1-B District.

Item 7:             Modification Permit No. MD2008-009 (PA2008-012)

3990 & 4000 Westerly Place

 

Request to establish a comprehensive sign program that includes a modification permit to allow for a second building identification sign facing the parking lot for each building and eight, secondary tenant identification signs at the first floor (Tenant C Signs, four per building) with maximum vertical dimension of 24 inches and maximum area of 20 square feet each, where the Planned Community District Regulation limit the vertical height to 4 inches and located over entryways only. The property is located in the PC-11 (Newport Place Planned Community) District.
