Balboa Yacht Basin Community,

Many of the buildings at the Balboa Yacht Basin  are well over 50 years old, have run their useful life, and are in dire need of significant upgrades and renovation. As a result, the City of Newport Beach has conducted a lengthy and thorough “RFP” (Request for Proposal) process to identify options to renovate the site by partnering with a third party. The results of the RFP were presented to the City Council at a study session on Tuesday, April 9, 2024, where participation and input from the general public was invited.

 

The City Council directed staff to proceed with the project proposed by Burnham-Ward Properties, and solicit additional feedback and input from the Balboa Yacht Basin tenants and residents in the surrounding neighborhoods and communities.

 

The following questionnaire will assist the City and developer in cultivating the scope of the project to ensure the best renovation result.

The proposed architectural building improvements anticipate updated maritime coastal finishes, including “Board & Batten and Shiplap” building siding, etc. that will be complimentary and supportive to the adjacent marina and the surrounding residential communities. Are there any other aesthetic or physical improvements that you would like to see within the project?

The proposed redevelopment project's existing uses include storage, office, residential apartments, and the Galley Café restaurant. All new improvements and uses are intended to support the Balboa Yacht Basin marina and are to be complimentary to the surrounding community. Are there any other marina support uses that you believe could be additive to the property (i.e., tackle shop, artisanal coffee kiosk, etc.)?

The proposed renovation contemplates a reconfiguration of the storage spaces, offices, etc. Are there any special features you would like to see as a part of the proposed design?

The proposed project includes a renovation of the pocket park (Myrtle Park) with modern soft seating, umbrellas, and coastal landscaping. Are there any other features you would like to see in the park?

The proposed project contemplates upgrades throughout the shared outdoor common areas of the property, including an updated coastal landscape palette, public seating, trash receptacles, signage, lighting, etc. Are there any specific outdoor amenities you would like to see at the property?

The proposed project will include renovated boater restrooms, showers, and the addition of a laundry facility. Do you have any suggestions for improving these spaces or ideas about additional amenities that would be needed?
