Tenant Roster Information Program (TRIP)
City License Inspectors conduct visits to commercial locations to ensure compliance with Chapter 5.04 of the City’s Municipal Code, which requires all businesses operating within the City to maintain a current Business Tax Certificate. These inspections also serve to inform new businesses of licensing requirements.
On-site inspections include all commercial properties and may involve in-person visits to businesses not identified in the City’s database of registered businesses. On average, approximately 90% of businesses contacted are already in compliance with City requirements.
To improve efficiency and reduce disruptions, the City invites property management companies with properties or executive offices in Newport Beach to participate in a cooperative program. By providing a current tenant list, License Inspectors can verify business license status remotely, minimizing the need for suite-to-suite inspections. Businesses identified as not having a license will be notified by mail, rather than being required to obtain one immediately during an on-site visit.

To assist your clients in maintaining compliance, property management companies may participate in the Tenant Reporting Information Program (TRIP). Participation allows the City to proactively verify tenant licensing and communicate directly with any non-compliant businesses.
